At Nest, our dedicated team takes care of potential tenants applications, distributes application forms, provides guidance and conducts reference checks, including the tenant selection process. We do everything we can to make the letting experience as stress free and timely as possible for you and your potential tenant, so we also have pre approved tenants waiting for properties so you can rest assured that we can have your tenancy position filled in no time.
A tenancy agreement is drafted for the property and distributed to the tenant digitally where it can be signed on device and returned instantly. We handle all potential tenants application forms and tenancy documents using our digital approach, making the process faster and more efficient.
Digital Marketing
As we embrace digital marketing methods, your property is registered with three property portals for Northern Ireland, including Property Pal, Property News and Boomin. Active social media campaigns boost your letting listing, making it accessible to more potential tenants than ever before.
Digital brochures are made for your property to be easily distributed to buyers and Nest offers accompanied property viewings.
Vendors also receive their own login to the Nest property portal to check viewing schedules.
Managing your Properties
We can accommodate you and your tenant by handing over the keys to the property on your behalf, and we also conduct a ‘settling in’ property inspection after the first three months of the tenancy and an annual inspection report thereafter on managed properties.
During the tenancy, we arrange property maintenance, taken care of by recommended tradesmen (costs for repairs apply). We collect monthly rent payments and statements from tenants and also conduct regular rent reviews for clarity and understanding. At the end of the tenancy, we conduct a comprehensive inventory of the property, and check structures and fixtures for changes or damage. Once a condition report is complete, deposit negotiation is carried out through TDS.
